Commercial mortgage can make alternative to rent
26 January 2008Despite of the crisis phenomenon which is taking place in the financial markets, demand for the commercial real estate exceeds the offer. Today such segments of the commercial real estate as offices, warehouse, the trading areas and hotels are in high demanded.
Even not being in use objects requires preliminary rent agreement. However, if the object is found, dilemma - rent or purchase of the real estate - occurs.
Today in Moscow rates on rent of the commercial real estate for sq. m., depending on a class of a premise, deviating from 350 up to 2000 dollars for one sq.m. a year and the price at purchase - from 3500 up to 14000 dollars for one sq.m. a year.
Real estate experts consider that any purchase from the point of view of business is profitable. For the first half-year rent of office areas has risen in price on 30 %, and the bank credit for purchase of a uninhabited premise stands out on the average under 16 % annually. Therefore commercial mortgage or leasing of the real estate can make favorable alternative to rent of uninhabited premises. However, quantity of the commercial credits, which have been given out for purchase of uninhabited premises, slightly. According to experts’ estimations, from 2 up to 5 % of objects of the commercial real estate is being bought due to proceeds of credit. Besides, in the developed countries this parameter reaches 90 %.
