Russia: mortgage rates will not decrease
3 February 2008Company-appraiser Swiss Appraisal has leaded the analysis of influence of US hypothec crisis on the mortgage market of Russia and has come to conclusion, that there is no direct threat for the Russian mortgage. At the same time, research has shown that rates under the mortgage in Russia will hardly decrease.
According to the interrogation, lead by the company, 83 % of participants of the market mark absence of direct threat of crisis to the Russian mortgage market by virtue of basic difference between the American and local models of hypothec crediting; 33 % of participants of the analysis do not consider, that hypothec crisis in the USA will strongly affect the market of the mortgage in Russia.
At the same time, 17 % of participants of the market are adjusted pessimistic concerning tendencies of hypothec market development.
About third of participants of the analysis assumes that the basic players of the market, which financing occurs due to local financial resources, will not reduce volumes of hypothec crediting.
At the same time, 3% of participants of the analysis have completely refused or going to refuse from granting hypothec credits, and 7 % of participants have already modernized hypothec programs.
As to change of rates, 42 % of participants of the analysis have already raised rates of hypothec crediting, 54 % - have not changed the rate under hypothec credits, having reconsidered procedure of definition of credit loaners’ status.
